Current State of the JBLM
(Ft. Lewis and McChord AFB) Housing Market
PCS’ing to JBLM and considering purchasing a home? Population and economic growth in the Northwest, and particularly the Puget Sound region, has been in the news recently. The JBLM area is experiencing extra-ordinary growth, similar to what the DC, LA, Dallas areas (and others) did in the 1990’s. You will love it here….Endless recreation, great economy, lots of jobs for dependents, mild weather.
The population of Pierce and Thurston counties has been growing by over 100,000 per year for the past 3-4 years. Current population for the two counties combine is 1.2 million in 2020!

JBLM has been identified as becoming the largest installation in the US, projected to surpass Ft. Hood for assigned numbers in 2020. The effect on the JBLM real estate market has been significant, with home values going up, and projected to do so for the foreseeable future.

The Lacey Industrial Park, Shipping and Distribution Center, is adding thousands of jobs in the JBLM area, a boon for dependents. Lacey, and the State of Washington, have figured out how to entice businesses to move up here from CA. Target, Kohl’s, Home Depot, and a number of others, are bringing lots of jobs, and demand for housing to the area. Hawkes Prairie in Lacey is home to the industrial park, and just happens to also be the most convenient/closest off post housing in the JBLM area.

Washington State Government…The State Capital is located in Olympia, and state agencies are spilling over into Lacey and Tumwater. If you are interested in growth, btw….the leading edge of growth moving south from Tacoma/Seattle is between Lacey and Tumwater. Home Ownership in these communities will pay dividends for years to come.
