Get Help Selling Your Home JBLM Fort Lewis Real EstateThe home sales market in Western Washington is not as bad as the media would have you believe. If you are located in the vicinity of Joint Base Lewis-McChord, the real estate market is really not that bad at all. In fact, home values have returned to where they were in late 2005/early 2006…due in large part to the influence of the military.

If you are selling your home, you have probably figured out that there aren’t all that many variables, and only a few variables that you can really control as a seller. The two most important are the price and market exposure.

If you are listing and selling your home, the most important place to start is the price (I am assuming that any repairs have already been made, and that the landscaping has been fixed up). You may think that the reason is obvious..or maybe not. Many of the buyers in our market (military buyers) are coming from real estate markets that are not at all like ours. They may have just sold a home in one of the “bad” markets. This means that they are doing market analysis, pricing comparables etc. If your home is priced at $110 per square foot, and all the neighbors are at $90, you won’t get any showings….and if you do it will be someone looking for a high priced comparable, not a real buyer. Price it based on the market or be prepared to wait for the market to rise to your price.

Market exposure is second to price, but just barely. If your home is not exposed to the widest group of potential buyers possible, you may miss a sale. A few years ago, an MLS listing was all that was needed, more recently times have changed.   The MLS does a good job of exposing your listings to the local community, not such a good job of exposing listings to our largest group of buyers…military personell relocating to Washington from other parts of the country or overseas make our market unique. In order to expose your home to these buyers, you must get your listing in front of them.
