About Spanaway, Washington

The housing market in Spanaway has remained strong, along with all of western Washington. Home prices fell across the board by approximately 12% early in the housing downturn, then steadied, then lost another 6-8% in 2010/11.  Some segments of the market lost a full 20%, others less than half of that. The biggest single factor in the strength of our real estate market has been the huge population of Ft. Lewis and McChord AFB (Joint Base Lewis-McChord). The current population of Ft. Lewis is approximately 30,000 active duty soldiers, and McChord has a population of approx. 7000.   There are two additional brigades expected to relocate to JBLM in 2012/13, and so, you can see the writing on the wall…real estate for sale in this neck of the woods is a hot commodity. If you are considering purchasing a home in Spanaway, Roy, or the outlying areas, every indication is that you are making a sound investment. Even during the worst of the economic crisis, home values in the Spanaway area remained strong….and are actually going  up at the time of this writing. I believe that this bodes well for recovery.

Spanaway Lake JBLM Fort Lewis Real EstateAs the rest of the country struggles to come out of their housing market declines, we are already on the way up…..I expect that as the national picture normalizes, and financing becomes easier for home buyers, that our market will continue to appreciate at a stronger pace than the rest of the country. I mentioned military home buyers being the biggest factor in our market. The reason is that military home buyers able to use their VA loan benefits are just about the only people not being required to make large down payments. VA loans are still zero down; conventional loans are requiring a minimum of 10% down, and in some cases 20%. I expect conventional loan criteria to relax over the next year…but for the time being, eligibility for a VA home loan makes you as a buyer part of a group able to buy without $20,000-40,000 down.

Housing Shortage Coming in Pierce and Thurston Counties? This may sound contrary to what you hear on the news, Western Washington housing market is getting difficult for home buyers. While we have a large amount of inventory on the market, it has been pretty well picked over. Add to this that builders are not being allowed to get ahead of themselves as they did in years past, and things start getting very difficult for home buyers. Banks are allowing builders to build one home, and can not start another until the first is sold. Many looking for new homes are being forced to purchase “Pre-sales”, meaning homes that are either not built…or are early in construction. Timelines for construction average 120 days from the date a contract is signed…making TDY house hunting trips well in advance a must if you want anything other than a “cookie cutter” home.  If you are relocating the Spanaway area, or if you already live in Spanway, Roy, Graham and the surrounding areas, this is a great time to buy a home.

The housing market and real estate is strong and getting stronger, growth projections are incredible (lots of people want to move here…must be climate and economy), and interest rates are lower than they have ever been…. Spanaway, Washington is a community located in Pierce County, Northeast of Joint Base Lewis-McChord. It is a convenient commute to the military base, and has many accommodations. Spanaway is an unincorporated suburb of Tacoma. Railroad development in the late 1800’s from Tacoma to Mount Rainier National Park went through, what is now called Spanaway. The slang term for a ten mile length of track is called a “span.” The last stop was a “span away” from Tacoma prior to reaching the Mount Rainier National Park, hence the name of the area.

Spanaway Real Estate Housing and Market Report

The housing market in Spanaway has remained strong, along with all of western Washington. Home prices fell across the board by approximately 12% early in the housing downturn, then steadied, then lost another 6-8% in 2010/11. Some segments of the market lost a full 20%, others less than half of that.

Spanaway Washington Real Estate and Home Buyer FAQ:

Q  How far is Spanaway to Ft Lewis?

A  Depends on which gate you use.  If you are on the east end of Spanaway, it is really convenient to use the East Gate, most places on post are 15-20 minutes.  If you are on the Parkland end of town, you can use the Lincoln Gate, and the soon to be completed Cross Base Freeway. 

 

Q  How far is Spanaway to McChord Field?

A  From most places in Spanaway, you can go in the back gate and be at the airfield in 10-15 minutes. 

 

Q  Are there new homes for sale in Spanaway?  Is the area still growing?

A  Spanaway is growing rapidly.  There are lots of homes in construction, and lots of available  lots.  Spanaway’s growth slowed, but never stopped during the economic downturn. Q  Why are home prices lower in Spanaway than in some other communities around JBLM?

A   I think the biggest reason is traffic…most people going to Puyallup and other outlying communities traverse Spanaway rather than taking the freeway (which is worse).  Lots of traffic, lots of stop lights….

 

Q  What is the Cross Base Freeway?  When will it be finished?

A  The Cross Base Freeway is 176th Street in Spanaway.   Construction crews have been widening and expanding 176th for over a year (as of early 2013), but not much work has been done on the on base portion.  It was expected to be finished late 2013 at one point, but I believe the date has slipped.  Once complete, this will really ease congestion in Spanaway and areas to the north/east.

 

Q  Are lots/yards larger in Spanaway than in other areas?

A  Spanaway is constrained by essentially the same zoning and building codes that apply to the rest of Washington.   5-7 homes per acre, usually closer to 7.  The developer must figure out how to fit roads, sidewalks, parks, etc…and then fit 5-7 homes in the space left over.  All of this = small lots.
