Selling From A Distance


If you have relocated, and have a home to sell in the JBLM area, timing couldn’t be better.  We are

experiencing a strong seller’s real estate market, with values firmly above were they were before economic downturn of 2008.   We are also in the midst of a building boom…so if you are thinking of selling in the next few years, now is probably the time…while supply is low.  If you are planning to hold long term, you should do pretty well too.

At Phil Sharp Homes, we have a comprehensive business model for listing, marketing and selling real estate.  I take this “model” or “template” and customize it to your needs and requirements.  The key components of the plan are common sense, but most agents just don’t get it, or don’t have the resources.  We will put your home on the MLS, just like every other agent, but that is just the beginning.  We will market your home across the world; it will be exposed to every buyer in town, and every relocating buyer before they arrive in WA.  We are actually selling homes via social media in 2017, and we are excited to see what 2018 will bring!

When listing and selling from out of state, the process can of course be more complex.  When choosing a realtor, make sure to hire one who is busy and therefore has recent experience.  There are lots of reasons for this, some not so obvious.  You want your realtor to have a solid feel for the goings on in the market, and a busy realtor usually gets that way by being good.  You also want a realtor with reliable resources…contractors, handyman and other professionals.  Another consideration is, can your agent keep up?  I have three assistants that make my world work, and keep my clients happy and informed.

You want someone who has experience handling listings that are vacant and whose owners are

absent.  We have a maintenance person on pay-roll who is available to handle emergencies and minor issues. This person will visit the home regularly and check in on things, do some light housework such as dusting/cleaning up pine needles, and air the home out to ensure it shows well for potential buyers. In addition to checking on your home regularly during the listing period, I will also make a point of meeting the neighbors, and asking them to keep an eye out/call me with concerns.

So…why list your home with me?  We all know someone who is in the real estate business; full time, part time or sometimes.   I am a professional, full time, Real Estate Broker. I’ve been at it for 15 years, and I do a lot of volume.  I encourage you to recognize that selling your home is best approached as a business transaction, and that we make our business selling homes.  We sell homes in accordance with a clear plan and demonstrable technique.

As you interview prospective agents, you should recognize that after price, the agent that will get your home the widest and best exposure to the marketplace is the agent you want.  Hire someone who can demonstrate a solid ability to list, market, and close the sale of your home.
